Alberta

Alberta is one of the fastest-growing provinces in Canada and its real estate markets are dominated by the capital, Edmonton, and the business centre, Calgary. Real Estate licences here are regulated by the Real Estate Council of Alberta (RECA). All education and required courses that are required to obtain a licence are provided by the Alberta Real Estate Association (AREA).

How to get a Real Estate Licence in Alberta

Licencing Prerequisites

Before getting a license in Alberta, the candidate must have the following:

  1. Be a Canadian Citizen, have a Permanent Resident Card or Work Permit
  2. English language fluency
  3. Be at least 18 years of age.
  4. Have an Canadian post-secondary school diploma or equivalent
  5. Completed their educational curriculum through AREA

Getting the Licence

There is a four-step licensing process in Alberta:

  1. Complete the education steps approved by RECA and provided by AREA
  2. Join a brokerage
  3. Submit an application for licensing

Part 1 – Education

To receive a Basic Licence, you are required to complete the following courses as part of the Real Estate Association Program

Offered by RECA (online only):

  1. Introduction to a Career in Real Estate (online)
  2. Fundamentals of Real Estate

Following that, candidates must choose another REAP course offered through AREA, called:

  1. Real Estate Areas of Practice
    1. Residential Real Estate;
    2. Commercial Real Estate; or,
    3. Rural Real Estate

See the Costs & Fees section for more details. All courses must be completed within 18 months of starting Fundamentals of Real Estate.

Part 2 – Joining a Brokerage

After completing his/her education, the prospective realtor must have registered with a real estate brokerage. Click here for suggestions for finding a brokerage.

Part 3 – Submitting an application for Licensing

Once employed, you must submit an Associate Application for Licence and Registration. This must be submitted within one year of completing the education. Sections of the application will need to be completed by the broker.

As well, you will need to have a Certified Criminal Record Check in order to become licensed.

Realtors in Alberta must complete Re-licensing Education Programs when required by RECA. The frequency and subject matter are determined by real estate associations. In the past, these update courses took place every two years.

There are two bodies responsible for licensing real estate agents in Alberta:

  • The Real Estate Council of Alberta (RECA) is the body responsible for implementing the Real Estate Act that creates the legal responsibilities of real estate agents

Schools that Provide Real Estate Courses

Training in Alberta is provided by AREA. However, in recent years the training for Fundamentals of Real Estate has shifted to RECA.

All training offered by RECA is done online.

The required courses provided by AREA are held at various locations throughout Alberta. These locations are searchable on the AREA website and vary depending on the date and available venues
